LinkedIn is a potent tool for property managers and BDMs seeking to expand their rental portfolio.

Often overlooked, this platform allows direct access to strategic alliances and potential clients while showcasing your expertise.

I like to explain that LinkedIn is the business Facebook. This is the platform that lists all strategic alliance opportunities, and they’re not just from your local area.

Strategic alliances are now more than ever working with interstate clients.

An example could be an accountant living in Sydney who has clients in Melbourne, Brisbane, Adelaide, or Perth.

Mortgage brokers also have clients all over the country, and this goes for any country. New Zealand, the United States and throughout the UK.

This chapter will explore five key steps to leverage LinkedIn for rent roll growth.

Step 1: Set Up a Standout LinkedIn Profile

Your LinkedIn profile is your digital CV and personal brand combined. To make it effective:

• Highlight Your Expertise: Clearly showcase your skills and experience. For example, if you specialise in property management, highlight your ability to attract quality tenants with minimal vacancy rates, low late rent rates, and extremely low eviction rates.

• Write an Impactful Tagline: Instead of generic titles like ‘Property Manager’ or ‘Principal’ use action-oriented descriptions. For instance, ‘Helping landlords maximise rental return on their properties’ clarifies your role.

• Use a Professional Profile Picture: Choose an image that reflects your authority in the industry, such as a professional photo of you speaking with clients or working at your desk.

• Gather Recommendations: Ask satisfied clients to leave recommendations, boosting your credibility, much like positive Google reviews.

​Example: A property manager in Sydney might include, ‘Eastern Sydney’s Leading Property Manager’ in their tagline, along with recommendations from satisfied landlords.

Step 2: Build Your Network Strategically

To grow your rent roll, you need to connect with the right people:

• Identify Strategic Alliances: We gave the list in previous strategies. Look for mortgage brokers, accountants, real estate sales agents, and conveyancers.

• Go Global: Don’t limit yourself to your city. Connect with professionals across the country or even internationally.

• Join Groups: Engage with LinkedIn groups relevant to property management and business development to connect with potential partners.

• Use Local Directories: Tools like Google Maps can help identify nearby businesses to connect with. If there’s a local business in your area on LinkedIn, connect with them.

Power Tip: Search for school or university connections—they may work in related industries and could become referral partners.​

Step 3: Post Valuable Content

Consistent, engaging posts help establish you as an authority in your field. I find that a 90/10 split between business and personal posts works well for me.

While it’s a business platform, you still want to ensure that you have a human element to your posts. Consider the following types of posts:

• Educational Content: Share videos and articles offering insights on market updates or property investment. This can also be while attending training, so share what you've learnt and how it will help your business and clients.

• Opinion Pieces: Write posts that share your perspective on industry trends—this often sparks engagement —and ensure you use your office statistics, as I’ve previously mentioned.

• Personal Updates: Include occasional behind-the-scenes moments, such as lunch, coffee or even a dinner with family and friends. This can also be an anniversary or birthday of a staff member, or a reflection on what you did over the weekend.

Step 4: Engage Actively

Engagement on LinkedIn goes beyond posting. To stay top-of-mind:

• Interact with Others’ Posts: Spend at least five minutes daily liking, commenting, and congratulating connections on milestones like work anniversaries and their posts.

• Respond to Comments: Reply to comments on your posts and engage in conversations to deepen connections. This also works well when you have made a comment on another post, and your comment is replied to by either the author of the post or a follower.

• Collaborate on Content: Contribute to articles or discussions initiated by others in your network. You can share a strategic alliance article or post, and add your opinion to it. They will be notified too.

Power Tip: Engaging with posts from potential referral partners helps build relationships and increases visibility within their networks, another way to stay top of mind with them and slowly gain their trust.

Step 5: Rinse and Repeat

Consistency is the key to LinkedIn success. Regular activity ensures your profile stays relevant:

• Post Regularly: Aim for at least two posts per week, or even daily during weekdays, if possible.

• Review and Improve: Periodically update your profile and refine your posting strategy based on engagement metrics.

• Stay Committed: Building relationships takes time, so maintain consistent effort over months.
